This project transforms an old industrial building in Marousi, near Kifisias Avenue, into a modern, sustainable office space spanning 4,000 square meters, with an additional 1,000 square meters of basement and secondary spaces. The design preserves the building’s industrial character while incorporating bioclimatic principles to enhance energy efficiency. New design elements added to the facades serve both aesthetic and functional roles, improving the building’s environmental performance and creating a dynamic, modern appearance that contrasts beautifully with the original structure.

The building’s bioclimatic design maximizes thermal performance year-round, ensuring energy efficiency while minimizing the environmental footprint. The layout is flexible, allowing office spaces to be divided into separate units or combined into a single cohesive workspace for larger organizations with multiple departments. This versatility accommodates diverse tenant needs and future growth, offering both privacy and opportunities for collaboration.

The building features 85 parking spots, ensuring easy access for tenants and visitors, while minimizing traffic impact in the surrounding area. Carefully selected landscaping softens the industrial nature of the structure, enhancing the aesthetic and overall well-being of the occupants. This adaptive reuse project blends modern sustainability with the building’s original integrity, providing a dynamic, energy-efficient workspace for a range of businesses.
